Restored 2021
The original volumes were kept. What changed is the way light moves through them — a more exacting restoration than a replacement, and a better neighbour to the piazza.
Casa delle Rocce sits above the inner gulf, a short walk from Porto Rotondo’s marina without sitting on it. The ochre and limestone of the settlement are left intact; the work of the last restoration was structural, thermal and quiet.
A granite outcrop occupies the lower garden and gives the house its name. Rooms collect around a courtyard rather than a corridor. The principal living floor opens to a loggia; the upper rooms look back to juniper and the water beyond the roofs.
It is a house for someone who wants Porto Rotondo as a town, not a resort calendar. Winter occupancy is straightforward. The kitchen and services were rebuilt to contemporary standard without stripping the character that makes the address specific.

On the ground
Porto Rotondo sits on the northern shore of the Gulf of Olbia. The architecture is more civic than Costa Smeralda — piazzas, a compact marina, residences set back among juniper. Buyers come for the light on the water and for a community that remains inhabited outside August.
