Sardinia is not simply a setting. It shapes every wall, opening and horizon. Costa Nord selects homes that belong to the landscape rather than compete with it.
The work is editorial before it is commercial: orientation, planting, the way a terrace holds the afternoon. A house enters this collection only when those facts are exact.

“The island is not a backdrop. It is the brief.”
Elena Vargiu · Olbia
Northeast
Hover, focus or tap a marker. The line follows the gulf from Porto Cervo to Olbia; each point opens the residences we hold there.

Harbour city
Olbia is where Costa Nord is based, and where most international arrivals first touch Sardinia. It is a harbour city rather than a resort: granite hinterland, a working waterfront, and a short drive to the villas that overlook the gulf. We keep the office here so that viewings, notary work and the quieter parts of a transaction can happen without theatre.

Inland · 12 August 2026
Away from the harbour calendar, Gallura’s granite still decides how a house should sit, open and rest.

Gulf · 21 June 2026
The working city, the gulf settlements and Tavolara’s silhouette make a different kind of coastal life than Porto Cervo.

Material · 4 April 2026
Granite, limestone and the pale renders of the northeast are not a style. They are a set of constraints that keep architecture honest.
Sell with Costa Nord
If a house has been carefully made, it should be offered with the same attention. Costa Nord sells privately, with design-led materials and a short, qualified conversation — not a public parade of listing cards.
Request a private valuation01
We write the house as it actually is: orientation, planting, construction, the season it prefers. The file is edited until it can stand without adjectives.
02
Still photography is commissioned to the plan, not to a wide-angle habit. Rooms are allowed to be rooms. The landscape is allowed to be specific.
03
Where a house warrants it, we make a short film and a written monograph. These are tools for a small audience, not content for its own sake.
04
Introductions are made to buyers already in conversation with the desk, and to a small number of correspondent agencies who work at the same pace.
05
Some houses should not appear on a public collection page. We will say so, and we will still do the work.
06
From first offer to notary, the Olbia office stays on the file: technicians, due diligence, the sequence of a closing that should feel uneventful.
The desk
Costa Nord is a small private desk in Olbia. It is not a shopfront of listings and it is not a tourist rental office. The work is to find, edit and represent houses that belong to northeastern Sardinia — and to decline the rest.
The team is three people on purpose. Viewings are prepared. Photography is commissioned, not scraped. Introductions to owners are made only when the fit is serious. The office stays in the harbour city so that the unglamorous parts of a transaction can happen without theatre.
About Costa Nord
Founder & Property Director
Elena established Costa Nord in Olbia to represent fewer houses, with more attention. She leads every brief, every viewing sequence and the quieter work that happens after an offer is accepted.

Architectural Curator
Luca reads plans before photographs. He decides which houses belong in the collection — construction, orientation, planting — and which merely look expensive in August light.

International Client Advisor
Amélie works with buyers who arrive from elsewhere and intend to stay. She translates the gulf, the paperwork and the season into a pace that still feels considered.
